Lenders review your income, employment, assets, credit history and current debts, along with the property and how you'll use it. Because jumbo loans are larger and not backed by Fannie Mae or Freddie Mac, guidelines are usually stricter than for a conforming loan.
Expect more documentation. Lenders commonly ask for full income documentation, and many want to see cash reserves remaining after closing. Self-employed borrowers should plan on providing business and personal tax returns.
The appraisal gets extra attention. Higher-value and unique homes can have fewer comparable sales, and some jumbo programs require a second appraisal or an additional review.
The dividing line is the conforming loan limit. FHFA sets it by county and announces the next year's limits late each year. Use FHFA's official table to see the current limit for El Paso County or any Colorado county.
